

This job contributes to REI’s success by managing the company’s real estate assets on the East Coast, including financial administration, and coordinating the daily supervision of REI owned and leased properties with Store Management and appropriate cross divisional support groups. The Certified property manager is responsible for the management of leases, sub leases, collection and payment of rental fees in addition to ensuring trash removal, maintenance, and other services are completed in a first class manner. The Property Manager will act as a liaison between store management and landlords or property management companies to monitor their performance in accordance to REI’s lease rights. The Property Manager will review and approve various invoices from Landlords and sub tenants and update Virtual Premise with all one time payments in coordination with the Finance Department, maintain an annual CAM reconciliation system in coordination with Finance, Legal and Tax Departments, set up a co-tenancy monitoring process and other projects that may be assigned as needed.
Responsibilities and Qualifications
- In coordination with Asset Management team, develops and maintains annual real estate-related budget expenses for all owned and leased retail locations, including rents, common area maintenance costs, taxes and membership and association fees.
- Work closely with landlords, property managers, subtenants, facilities team and vendors to provide direction for and oversight of properties, regarding leases, budgets, business plans, analysis and approvals.
- Acts as a key point of contact for owned properties and coordinates legal needs with REI’s legal department.
- Perform financial analytics of property operations including review of operating statements, rent rolls, capital improvements, and related documents.
- Prepare necessary monthly, quarterly and annual reporting for Finance and senior leadership.
- Partner with Retail Management to inspect properties and make appropriate recommendations for daily and annual maintenance needs.
- Evaluate the local markets to identify changes and trends and the related impact on real estate values and lease renewal strategy recommendations.
- Responsible for all building correspondence to and from owners, landlords, property managers, tenants and vendors.
- Participate on strategic and tactical initiatives affecting the company’s real estate portfolio through special project assignments, (i.e. audits, lease clause review, owned property evaluations.)
- Supports the implementation of company programs, procedures, methods and practices to promote REI key messages.
Qualifications
- Minimum of 5+ years of commercial property management experience.
- Strong financial modeling skills, detailed multi-property financial statement analysis, lease management.
- Key understanding of asset fundamentals and how to maximize value for a given asset.
- Knowledge of commercial real estate, business law, retail finance and accounting principles.
- Proficient with desk top CAM reconciliation process
- Experience in Commercial real estate lease negotiations and renewals.
- Experience in working with various property management software programs and demonstrating process improvement through their use.

Pay Range
$74,400.00 - $105,100.00 per year
