POSITION SUMMARY:

Manage all Branch Operations and Sales activities for the Houston, TX branch. Ensure projects are properly managed including, but not limited to, Sales Engineering, and Project Management to ensure projects are on schedule and budget. Oversee Service accounts to ensure customer obligations are met and sales and profit goals attained. Oversee sales efforts to meet established booking and service sales plans, managing the product mix in accordance with the business plan goals and objectives.

The essential functions of the position include, but are not limited to the following:

  • Manage projects to ensure business plan revenue and gross profit goals and bookings objectives are met. Coordinate with Project Engineering, factories, field and other EED departments to ensure proper project management.
  • Ensure that operating expenses are managed to approved business plan.
  • As assigned, directly handle project-specific sales, project management, service account management, and field management.
  • Prepare reports as required.
  • Diligently follow IPM process.
  • Monitor financial activities of Branch including A/R, A/P, labor hours and cash flow and provide timely directives to ensure targets, goals and objectives are met.
  • Conduct sales activities and prepare or support preparation of bid proposals, handle directly or support customer negotiations to meet both short-term and long-term goals and objectives, for service (all aspects), new installation and modernization sales.
  • Manage activities in such a way to ensure customer satisfaction and service customer retention per company objectives. Maintain excellent client relations.
  • Utilize Total Service, HOS, Salesforce, EOP and other division specific computer tools.
  • Coordinate, track and clearly communicate cross- and interdepartmental activities.
  • Oversee any Project Engineering functions that may occur at the Houston Branch.
  • Ensure compliance with Corporate Governance, MEUS & EED Operational & IIPP policies.
  • Participate in Strategic Planning Committees as part of EED Vision.
  • Manage and control the local modernization team. Ensure that all projects achieve the targeted profit goals and meet customers' expectations. Ensure that all projects are executed on time according to customer contract terms and conditions.
  • Closely examine costs on each project. Ensure that estimates at completion are forecasted accurately for all projects on a monthly basis. Scrutinize each completed project, identify the lessons learned or overlooked, then incorporate the new knowledge into day-to-day operations, and future projects of similar stature.
  • Control the project schedule. Directly responsible for timely material orders. Be proactive and make certain that internal and external engineering questions are answered quickly and clearly in order to keep the material delivery on schedule. Know standard lead-times and ensure all submittals are approved with plenty of time to allow for posted and established lead-times.
  • Maintain excellent customer relations. Handle all customer correspondence related to the assigned projects.
  • Strictly follow established project management guidelines.
  • Maintain organized project documentation. Document and clearly correspond the company's position to protect the company's interests.
  • Review all projects' performance weekly and flag any problems or potential problems upon discovery.
  • Know and review in detail, contractual agreements of each project. When necessary, negotiate contractual scope of work items for each project.
  • Communicate with Developers/Owners, Architects, Engineers, consultants, and Contractors in a clear, accurate, and concise fashion.
  • Maintain positive cash flow during project and provide financial analysis and results at closing for each project.
  • Keep management informed of any major and/or financial issues.
  • Work closely with field to understand field management concepts and process.
  • Create and submit change orders in a timely fashion. Follow up to ensure successful closure and engage other members of the team as necessary.
  • Daily interface with our customers, management, co-workers and vendors, on contracts, contract support, contract negotiation and administration.
  • Prepare winning strategy to secure each project and follow through to completion.
  • Prepare estimates, proposals and bids; coordinate with necessary departments and management, utilizing company estimating system and process.
  • Diligently enter data and utilize Salesforce per company policy and guidelines.
  • Develop and maintain relationships with owners, building managers, general contractors, consultants, architects and developers, in such a way that they favor Mitsubishi.
  • Entertain customers as needed.
  • Occasionally attend evening business social functions/dinners.
  • Attend pre-bid conferences, job site and customer meetings.
  • Attend job walks for potential projects.
  • Collect market data as required.
  • Maintain current and accurate contract records and correspondence.
  • Coordinate with internal departments including Legal, Risk & Benefits, Human Resources, Engineering, Accounting, etc., as necessary.
  • Perform project take off. Prepare out specs, estimates, proposals and bids, including vendor pricing, coordination with necessary departments and management.
  • Negotiate subcontract awards.
  • Review subcontract for proper scope of work. Negotiate as necessary.
  • Assist in developing customer presentations on product services and conduct presentations. Make customer presentations.
  • Perform project site surveys as necessary when dealing with existing buildings or site conditions that warrant a survey.
  • Communicate effectively with management on all pending sales issues/challenges.
  • Maintain files.
  • Participate in product development and strategy meetings with management.
  • Performs other job functions as assigned.

EDUCATION AND EXPERIENCE:

  • Bachelor's degree or equivalent experience.
  • 3+ years of construction industry experience or equivalent.
  • Microsoft Office suite including Power Point, MS Project, Excel and Bluebeam software.
  • Ability to build dynamic and diverse teams and foster enthusiasm and respect for their work.
  • Strong mechanical/technical aptitude.
  • Strong oral and written communication skills.
  • Proven success with building client relationships

The pay range for this position at commencement of employment is expected to be between $128,000 and $176,000/year; however, base pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience. The total compensation package for this position may also include other elements, including commissions based on achieving individual performance and/or sales metrics, incentive compensation and discretionary awards in addition to a full range of medical, financial, and/or other benefits (including 401(k) eligibility and various paid time off benefits, such as vacation, sick time, and parental leave), dependent on the position offered. Details of participation in these additional compensation and benefit plans will be provided if an employee receives an offer of employment.

If hired, employee will be in an "at-will position" and the Company reserves the right to modify base salary (as well as any other discretionary payment or compensation program) at any time, including for reasons related to individual performance, Company or individual department/team performance, and market factors.
