Position Overview
The Managing Director, Asset Management – Student Housing leads the strategy, performance, and growth of Core’s national student housing portfolio. This senior leadership role drives execution across the full lifecycle of student housing investments—from acquisition and development through operations and disposition. The Managing Director will guide portfolio strategy, optimize asset performance, and maintain strong relationships with internal partners and external investors. The role requires a combination of strategic vision, data-driven decision-making, cross-functional leadership, and deep expertise in student housing operations and investments.
What You Will Do
- Lead all aspects of the student housing asset management platform including performance, growth, and strategic planning
- Manage full investment lifecycle: acquisition underwriting, operational oversight, capital planning, and exit strategies
- Grow, lead and develop an Asset Management team to execute the long-term investment strategies aligned with the organization’s and investment partners’ goals
- Create and implement best practices, operational KPIs, and scalable reporting frameworks across the student portfolio
- Serve as the primary point of contact for investor and joint venture partner communications
- Manage annual budgeting process, capital planning, and long-term financial performance for the student housing portfolio
- Collaborate with Operations, Marketing, Property Accounting, and Development teams to ensure alignment on business goals
- Prepare and present monthly and quarterly investment reporting for internal leadership and equity partners
- Support transaction activities including dispositions, recapitalizations, and capital market efforts
- Represent Asset Management in investor meetings, internal strategy sessions, and cross-functional planning
- Occasional travel may be necessary as needed
- Perform all other duties and tasks as assigned by management

Ideally, you'll have
- Bachelor’s Degree in Finance, Accounting, Economics, Real Estate, or a related field; MBA or relevant advanced degree preferred
- 15+ years of relevant real estate experience with an emphasis on student housing, multifamily, or related sectors
- Strong financial and operational acumen, including budget management and strategic analysis
- Proven ability to lead, mentor and scale high-performing teams
- Executive presence and experience interacting with institutional investors
- Advanced proficiency in Excel, PowerPoint, and real estate financial modeling
- Strong project management and communication skills
- High standards of integrity and professionalism
- Willingness to travel occasionally

- Overseeing performance and strategy of a large-scale student housing portfolio
- Communicating effectively with joint venture partners, lenders, and institutional investors
- Building and leading cross-functional teams across Finance, Operations, and Development
- Developing operational dashboards, KPIs, and investor reporting templates

Base salary range: $200,000 - $250,000 annually with total compensation package up to $400,000 annually. Final salary within this range will depend on experience, skills, qualifications, and location.
The pay range is the lowest to highest compensation we reasonably in good faith believe we could pay at posting for this role. We may ultimately pay more or less than this range. Pay is based on factors like relevant education, qualifications, certifications, experience, skills, seniority, location, performance, union contract and business needs. This range may be modified in the future.
