MAINTENANCE REPAIR WORKER 4
PERFORMS HIGHLY SKILLED DUTIES IN ONE OR MORE OF THE FOLLOWING CRAFT AREAS:
CARPENTRY: maintenance, alteration, &/or repair to buildings. Equipment, & wooden structures (e.g., doors, windows, walls, steps, floors, woodwork, stairways, furniture, cabinets); performs spot roof repairs; installs security devices, locks & window air conditioners.
CARPET/TILE: skilled installation, maintenance, and repair of all types of floor, ceiling and wall finishes (e.g.: carpet, padding, vinyl floor covering(s), vinyl base, wall paper, etc.)
CONTROLS: maintenance, installation, and trouble-shooting of control systems and related devices. Required to use laptop and desktop computer for DDC controls related programming and work.
ELECTRICAL: maintenance, replacement, installation & repair of electrical equipment (e.g., light fixtures, electrical outlets, switches, motors, relays, appliances, electrical circuits, emergency generators, fire alarms, intercoms, autoclaves, meters, fans, radios, televisions, electrical forklift).
ENVIRONMENTAL SERVICES: clean-up of asbestos, lead paint, mold remediation, & clean-up of other environmental hazards.
HVAC: routine installation, maintenance, and repair of heating, air conditioning, refrigeration equipment and devices.
LIFE SAFETY: maintains, tests, installs and repairs fire alarm systems and components (e.g.: smoke detectors, heat detectors, horn/strobes, flow switches, fire panels, fire extinguishers, etc.)
LOCKSMITH: installation, maintenance and repair of all types of locks and related equipment. Required to use laptop computer for electronic access troubleshooting, and programming.
MASONRY: mixing, pouring, laying and finishing concrete; repairing & replacing concrete sidewalks, floors, walls, steps and/or other similar structures; laying bricks, blocks and/or tile; sets marker stakes and making forms.
PAINTING: paints fixtures, rooms, buildings, signs & equipment; patches plaster & prepares surfaces for painting; assists in masonry work.
PLASTERING: preparing surfaces for plastering (e.g. replaces broken metal or wooden lathes, chips out broken plaster) and mixes plaster; repairs walls, floors, walks and other parts of buildings – replacing tiles, blocks and/or bricks – replacing tiles, blocks &/or bricks; patches concrete.
PLUMBING: maintenance, replacement, installation and repair of plumbing equipment and fixtures (e.g. water and steam lines, sewer pipes, plumbing fixtures, pumps, regulators, valves, faucets, toilets, sinks, bathtubs, piping).
PREVENTIVE MAINTENANCE/FILTERS: replacement & maintenance of filters, belts, sheaves, motors, shafts, bearing and other mechanical equipment; cleans filters, louvers, coils, fans, etc.
SHEET METAL: installation, fabrication and repair of metal roofs and related fixtures, fittings and metal parts.
TUNNEL MAINTENANCE: maintenance, installation & repair of utility distribution piping systems located in utility tunnels.
May perform welding and related tasks. Performs machine trades functions. Operates equipment and related accessories to machine shop.
• Provides work direction, training and mentoring of lower level workers in any of the above craft areas. May supervise contractors or others doing work in the above craft areas.
• On continuous basis, inspects buildings & equipment for needed repairs or replacements, & performs systematic & routine preventative maintenance of assigned areas; unlocks & locks buildings.
• Required to make independent decisions, as necessary.
• Completes necessary documentation for Computerized Maintenance Management System (CMMS).
• Performs other related duties as required.
MINIMUM QUALIFICATIONS
• Forty-eight (48) months verifiable skilled experience in building maintenance and repair, and/or related experience in any skilled craft area(s), or equivalent; and use of associated hand & power tools and equipment; or equivalent
• Journey-level working knowledge of one or more skilled craft areas
• Strong knowledge of related building codes
• Knowledge of employee mentoring, training and development, inventory control.
• Read & write common vocabulary in sentence structure;
• add, subtract, multiply & divide whole numbers, calculate fractions, decimals & percentages;
• ability to apply principles to solve practical problems
• Ability to carry out instructions in written, oral, control-system blue-prints, and pictorial form. Work independently or with others
• Demonstrated willingness to work with diverse populations
• Demonstrate dexterity and skill in use of craft-associated hand &/or power tools & equipment
• Knowledge of all applicable OSHA and/or Ohio University safety guidelines and procedures
• Work at heights, lift up to 50 lbs.
• Successful completion of a test may be required. Valid driver’s license. In the Insulation Shop, requires obtaining CDL to transport hazardous waste in accordance with Section 4506.01 of Ohio Revised Code; requires annual training to be certified as an asbestos hazard abatement specialist as required by federal EPA
• May be exposed to dirt, grease, odors, cramped conditions, extreme hot or cold temperatures, heights, and electrical hazards; may be exposed to dangerous machinery; confined spaces
• An established pattern of good work habits and performance with good interpersonal skills.
PAY RATE - Pay range |08|: $24.14 – $27.18
WORK SCHEDULE - Current schedule is M-F, 7AM-3:30PM. Please note: this schedule is subject to change based on its variable appointment status.
